When considering a home renovation, one of the most common questions you’ll get is how long it will take and how much it will disrupt your life. This is especially true for full kitchen renovations, which can be quite disruptive. There are several stages to consider:

Pre-Construction

The pre-construction phase involves tearing out any existing fixtures or structures that need to be removed to make room for the new design. This can include removing bulkheads or relocating plumbing, which can take roughly a week or more depending on the situation.

Cabinet and Flooring Installation

Once the pre-construction phase is complete, the cabinets and flooring can be installed. This is typically followed by the countertop and backsplash in that order, and then final electrical hookup.

Countertop Installation

Many people opt for stone countertops, such as quartz, which can take up to two weeks from template to installation.

Overall, most kitchen renovations take about four to five weeks to complete. During this time, you may need to set up a temporary kitchen with a table, microwave, and relocated fridge. While it can be disruptive to your daily life, most people find that time goes by quickly and are thrilled with the end result. In fact, years later, many hardly remember the disruption.

Investing in Your Kitchen: How Much Should You Spend?

Another common question I receive is how much people should invest in their kitchen and what kind of return on investment they can expect. This can vary depending on the house and the homeowner’s goals.

Consider the House and the Homeowner's Goals

If the homeowner is in a starter home and plans to sell it in the next two to five years, they may want to limit their renovation budget to 10 to $20,000 to ensure the kitchen’s value is in line with the overall value of the house. However, if the house is worth a million or more, investing in a low-end kitchen may not be worth it as the next buyer may tear it out.

Functionality is Key

Functionality is key when it comes to kitchen renovations. It’s important to consider how the space will be used and make sure there are enough counter space, storage, and clearances for easy movement, especially for individuals who may use wheelchairs or walkers.

Overall, it’s important to consider the homeowner’s goals, the value of the house, and the functionality of the space when deciding how much to invest in a kitchen renovation.

Functionality is key in any kitchen design and should be the top priority when planning a renovation or remodel. Ensuring that the space is functional for cooking, cleaning, and prepping is essential to creating a kitchen that meets the needs of the homeowner.

The Role of Color in Kitchen Design

Choosing the right colors for a kitchen is an important part of the design process. While it’s important to consider personal preferences, it’s also important to keep in mind the overall style and aesthetic of the home to ensure that the kitchen design complements the rest of the house.

Customization and Flexibility in Kitchen Design

At our design firm, we believe in getting to know our clients and understanding how they use their space to create a truly personalized kitchen design. We work closely with our clients to ensure that their needs and preferences are met, while also keeping in mind the overall style and aesthetic of the home.

The Impact of Color on Real Estate

While personal preference is important, it’s also important to consider the impact of color on real estate value. Choosing unique or bold colors may limit the appeal of the home to potential buyers, so it’s important to consider long-term plans for the property when making color choices.

The Importance of Color in Design

Then the beauty comes in and that’s where all the colors come in. What I do is I actually like to lay out all my samples and we have an area here where we layout our samples so we can even take pictures of them so that we have them as scrap or to use as we’re designing. So some people like to pick their colors early on, some people do it a little bit later, but we always make sure that we’re there for them and we also try to give not too many options, because some people get very confused with too many options and we’ve got lots of options here.

If we know what you are looking for in a style, maybe you like the country, maybe modern, maybe transitional, or maybe you just have some pictures you found on a house or one of these websites. There’s something about it so working from a picture or some kind of focus, I find us as designers here at random. It gives us something to work towards, so that’s really important. So together we work with the client to make sure that they get exactly what they’re expecting. We’ve also heard from other companies out there that apparently they like to design and kind of put it upon the client, that this is what you should have, we’re not like that at all. We’re more about getting to know you, becoming a family member, and really trying to understand how you use your home and how you use your space. The rest of the home has to blend with the rest of the home, so if you have a very traditional house, we’re not going to try to sell you modern, that’s why we really customize and flex to our clients. It’s important because they’re the people who are going to be living in the house, they have to wake up and like it.

The Impact of Color on Real Estate

However, something about color and, I know from a real estate point of view, when people go a little off the norm, like a little off those neutrals like tops and beiges and grays. I’ve had clients come in and they said, I have to redo the whole bathroom just because of that library tile. It’s so important to ask that question if you’re doing it for yourself and are going to be in this home for a long time versus if your plan is to sell it in the next couple of years and maybe that lime green tile just isn’t the right option for right now.

Which Renovation Should You Choose?

With the modest budget to redo one space, would you recommend a bathroom innovation or a kitchen renovation?

It depends on the home and the like if it kitchens tend to be #1. I want to ask a couple more questions with respect to that. What’s the age of the home? What’s the state of the kitchen? What’s the state of the bathroom? Let’s call it a 1950s bungalow and, or even the 1980s home, and the kitchen and bathroom are still original.

I’d say go with the kitchen before going with the bathroom, especially for resale. Most people will usually do a kitchen first because it is one of the most used spaces, whereas usually I have multiple bathrooms and then that is also convenient for renovating because most people have a second toilet too, which is great, but kitchens most. People look for a properly renovated kitchen because it’s the hub.

Now, everybody wants to go in and hang out with their friends and family in the kitchen. So I would say you could look at, even just doing countertops, if your cabinets are in good condition and they just need to be repainted. But if it’s a matter of a full renovation, it just depends on what your needs are and what the budget entails.

About Partial Renovations and Stretching Your Budget

How far out would you stretch your budget and have something that still looked modern? I would say in the kitchen, some people still have their builder kitchens, and with the builder kitchen, even just changing out the handles, putting in a proper countertop because, the builder kitchen, usually they just give you a laminate countertop and if they don’t have a backsplash yet, put in backsplash tile, that can change the look.

Changing Out Countertops and Backsplash

Painting the walls as well to coincide with what you’re doing is something that’s a lot easier to do. There’s no plumbing involved, there’s only the countertop. Well, plumbing in the sense that we’re re-hooking up your sink only and then there’s just the countertop and backsplash so it’s a quicker renovation too because, you’re without a kitchen for less time, but you have to basically still your cabinets because they’re going to be there probably, another at least 10 years because once you invest in the stone countertop, which a lot of people are doing quartz countertops, you got to make sure your cabinets are good enough to last the length of the time that you’re going to have that quartz countertop.

Cost of Countertops

I’ve done many countertops, and some people spend as little as about 3000 installed, and some spend as much as I’ve done even as high as 8 to 10,000 for countertops, it all depends on the color they choose. There’s so many colors now with so many different price points that you can get a new stone countertop and a new sink and a new faucet for fairly reasonably priced.

Maximizing Home Resale Value with Kitchen or Bath Renovations

When renovating a kitchen or bath, one common question is how much of an increase in home resale value can be expected. The answer to this question depends on several factors, including the price of the home and the amount spent on the renovation.

It could be a couple thousand dollars or more with a full renovation, depending on the scope and cost of the project. Ultimately, the goal should be to maximize the return on investment while also creating a space that is functional and visually appealing.

Choosing Classic Style with Gold and Creamy White Accents

Color Palette Hues

Decorating a space can be challenging, especially when trying to combine different styles and color schemes. One example is marrying classic style with trendy gold accents and creamy white hues.

While it may seem difficult to combine these elements, there are ways to make them work together harmoniously. For instance, gold accents can complement darker colors and create a sense of elegance and sophistication.

However, it’s essential to see all the samples together and consider existing flooring, which can affect the overall look and feel of the space. Getting the opinion of a professional designer can also be helpful in making the final decision.

Conclusion

Renovating a kitchen or bath and choosing a design style can be exciting, but also overwhelming. By considering factors like home resale value, personal preferences, and existing elements, you can create a space that is both functional and aesthetically pleasing.
